Luxury Real Estate in Upstate SC: What $1–2 Million Buys ✨

Luxury real estate in Upstate SC in the $1–2 million range usually gets you one of four things: a custom build with high-end finishes, a private estate on acreage, a modern home with solar and energy features, or a waterfront property on a lake like Hartwell. The homes I’ve featured below are past examples from my videos, not current listings, but they show what that budget has bought around Greenville.

Some of these homes have likely sold since I toured them. Use them as a reference point for what to expect, then use my home search to see what’s on the market today.

What Does $1–2 Million Buy in Upstate SC Luxury Real Estate?

In this price range you’re usually choosing between space, finishes, and water. You can find a large custom home close to Greenville, a farmhouse-style estate with pasture in southern Greenville County, or a lake property with a big shop and outdoor living. What you give up in one area you often gain in another.

Here’s how the homes I’ve featured break down:

  • Custom builds with chef’s kitchens, premium appliances, and finished basements 🏠
  • Private estates on multiple acres with room for animals, gardens, or just quiet 🌳
  • Sustainable modern homes powered by solar ☀️
  • Lakefront and lake-area properties with shops, guest space, and outdoor living 🌊

What Does a Custom-Built Luxury Home in Greenville Look Like?

A custom home in this range comes with finishes you rarely see in production homes: premium appliance packages, custom cabinetry, statement ceilings, and spa-style bathrooms. One I featured took 18 months to build and was priced around $1.4 million.

That home had a great room with a wet bar and a chef’s kitchen with Thermador appliances, waterfall countertops, a pot filler, and custom cabinetry. The primary suite had vaulted ceilings with cedar beams, a spa-style bathroom, and a fully tiled shower. Upstairs, extra bedrooms and flex spaces gave a family room to spread out. The basement added more than 2,000 square feet of extra living space.

That last part matters. A finished basement is one of the best ways to add usable space without adding to the home’s footprint, and on a hilly Upstate lot it’s often part of the design from day one.

Can You Get Acreage and Luxury Near Simpsonville and Fountain Inn?

Yes. Southern Greenville County, around Fountain Inn and Simpsonville, is one of the better places to find high-end homes on real acreage while staying within reach of shopping, schools, and the interstate. You trade a downtown address for privacy, land, and room for a shop, pool, or animals.

Two estates I featured in Fountain Inn show the range:

  • 320 Terry Road sat on multiple acres with a farmhouse feel: exposed beams, a large dining room, luxury bathrooms, and open pasture, while still being minutes from Simpsonville.
  • 2102 Stewart Dairy Road was a contemporary single-level estate on nearly 20 acres. It had a guesthouse, a pool, solar power, walnut kitchen cabinets, and a private drive.

Again, these were featured as examples. I’m not saying either one is for sale today. Land like this doesn’t come up every week, so it pays to have someone watching for it.

What Does Luxury Look Like on Lake Hartwell?

On Lake Hartwell, the top of the market often means more than a nice house on the water. Buyers in this range look for acreage, big shops for boats and RVs, guest quarters, and indoor-outdoor living. Lake Hartwell is about 56,000 acres with 962 miles of shoreline, owned and managed by the U.S. Army Corps of Engineers.

One property I featured, 1359 Martin Creek Road, sat on about 4 acres near Clemson and local boat ramps. It had luxury countertops, accordion glass doors opening to the outdoor living area, and even a nugget-style ice maker. The standout was a 50×100 shop with room for RVs and boats, wash bays, a climate-controlled garage, and a barn apartment.

Because the Corps manages the lake and shoreline, things like docks and shoreline use follow Corps rules, not just county rules. That’s something to check early on any Hartwell property. My Lake Hartwell living guide covers more of what to know.

What Should Luxury Buyers Check Before Making an Offer?

At this price, small details add up to big dollars. Check how the home will be taxed, what it costs to run and maintain, and what’s really included with the land or the water. A thorough inspection matters even more on a custom or older estate home, because systems like wells, septic, pools, and solar all need their own look.

  • Property tax. In South Carolina, a home you make your legal residence is assessed at 4% of fair market value. A second home or other residential property is assessed at 6%, according to the SC Department of Revenue. That difference is big on a lake house you won’t live in full time.
  • Inspections. Plan for more than a standard inspection: well, septic, pool, roof, and any outbuildings. Here’s what home inspectors look for.
  • Solar. Ask whether panels are owned or leased, and get the production history.
  • Waterfront rules. On Corps lakes, confirm dock and shoreline permits before you fall in love with the view.

👮 Chris’s Take

I was born and raised in Greenville, left, and came back. I retired as a Greenville County Sheriff’s Deputy and served as a Spartanburg County Lake Warden, so I’ve spent a lot of time on Upstate back roads and on the water. That helps when a buyer asks about a property’s access, privacy, or what a lake cove is really like on a summer weekend.

Luxury buyers usually aren’t just buying square footage. They’re buying a way of life. My job is to make sure the land, the water, and the house all fit how you actually want to live.
