New Construction Homes in Greenville SC: Why Buyers Choose Them ๐ฐ
New construction homes in Greenville SC and across the Upstate draw buyers for one main reason: builder incentives. Flex cash, rate buy-downs and closing cost help can save you real money, especially with large national builders. The trade-off is time, since a new build can take anywhere from about four months to a year, and the builder’s sales agent works for the builder, not for you.
I’ve helped clients buy from both national and custom builders across Greenville, Spartanburg and the surrounding towns. This guide covers incentives, timelines, the step-by-step process and how to protect yourself.

Why Are Buyers Choosing New Construction Homes in Greenville SC?
Buyers pick new construction for incentives, modern floor plans and fewer repairs in the first years. Builders working at scale can afford to offer flex cash, rate buy-downs and closing cost help to keep homes moving. A resale seller rarely offers all three. On top of that, the Upstate keeps adding people, so builders keep building.
Census estimates show Greenville County grew from about 525,500 people in 2020 to about 583,100 in July 2025, roughly 11%. Spartanburg County grew about 16% over the same stretch. All those new residents need homes, which is why you see new neighborhoods going up across both counties.
Common builder incentives include:
- Flex cash (I’ve negotiated $20K+ for clients)
- Interest rate buy-downs
- Closing cost coverage
- Price reductions
- Or a mix of all of the above
National builders usually offer the biggest incentives. Smaller local builders may offer fewer, but sometimes give you better finishes or more flexibility on the plan. I help clients compare both side by side before they decide.
How Long Does It Take to Build a New Home in the Upstate?
In my experience, most homes in the $300K to $550K range take about 4 to 6 months to build. Homes at $750K and up often take 10 to 12 months or longer. Weather, permits, lot work and custom changes can all add time, so build some cushion into your move date.
๐ก Tip: You usually can’t lock your interest rate until you’re within about 60 days of completion. Compare the builder’s preferred lender with one of my trusted local lenders. The builder’s lender may be required for the incentive, but an outside lender may still beat the overall deal. Get your pre-approval, not just a pre-qualification, before you pick a lot.
What Are the Steps to Buying New Construction in the Upstate?
The process runs in five stages: meet the builder, tour spec homes, choose your lot, sign the contract, then build with walkthroughs along the way. Construction typically starts a week or two after signing. Bring your own agent to the very first visit so your representation is set from day one.
- Consultation: Meet the builder and review pricing and floor plans.
- Tour spec homes: Get a feel for style and build quality.
- Choose your lot: Based on location, views and timeline.
- Sign the contract: Construction usually starts within 1 to 2 weeks.
- Construction and walkthroughs: I’m with you at each milestone to check quality and keep communication clear.
If time is tight, we can focus on spec homes that are finished or close to move-in ready.
Two more steps protect you. First, check the builder’s license on the South Carolina LLR Licensee Lookup, run by the Residential Builders Commission. Second, hire your own inspector before drywall and again before closing. A brand-new house can still have problems. Here’s what home inspectors look for.
Should You Wait for Lower Rates or Buy Now?
Rates matter, but waiting has costs too. Freddie Mac’s survey had the average 30-year fixed rate at 7.28% on October 1, 2026, up from 7.03% the week before. If rates drop, more buyers usually come back at once, and competition can push prices up.
Many buyers tell me, “I’ll wait until rates go down.” A move that works for a lot of my clients is to use builder incentives now, like a rate buy-down, and look at refinancing later if rates fall. No one can promise rates will drop, so make sure the payment works at today’s rate. If you’re putting down less than 20%, factor in mortgage insurance too. I explain it in my PMI in Greenville SC post.
One more money tip after closing: if the home is your primary residence, file for the legal residence special assessment with the county. In Greenville County, the application has to reach the Assessor before the first penalty date, generally January 15. It can lower your property taxes.
Do You Need a Realtor for New Construction?
Yes. The builder’s sales agent represents the builder. With your own agent, you have someone negotiating incentives, reading the contract and checking quality during the build.
With me representing you, you get:
- Stronger negotiation on incentives and pricing
- Protection from hidden costs and add-ons
- Quality checks during construction
- Clear communication with the builder and lender
- And my commission is typically paid by the builder. We’ll confirm that in writing before we start.
๐ฎ Chris’s Take: Read the Fine Print Like an Investigator
My years as a Greenville County Sheriff’s Deputy taught me to read the fine print and ask the second question. Builder contracts are written to protect the builder. I look closely at incentive deadlines, lender requirements, upgrade pricing and what the warranty actually covers.
I also drive the area around a new community at different times of day. A field next door today could be a road project or another subdivision in two years, and that changes what you’re buying.
โ Frequently Asked Questions
Are new construction homes in Greenville SC worth it?
For many buyers, yes, mainly because of builder incentives like flex cash, rate buy-downs and closing cost help. Compare the full deal, including lender terms and upgrade costs, against resale homes in the same area.
How long does it take to build a house in the Upstate?
In my experience, homes in the $300K to $550K range often take 4 to 6 months, and homes over $750K can take 10 to 12 months or more.
Do I have to use the builder’s lender?
No, but some incentives require it. Get a quote from an outside lender too, then compare the full cost, not just the incentive.
Who pays the buyer’s agent on new construction?
In most new construction deals I handle, the builder pays my commission. We’ll confirm the terms in writing before we tour.
How do I check a builder’s license in South Carolina?
Use the SC LLR Licensee Lookup at verify.llronline.com, or contact the Residential Builders Commission.
