Greenville SC Realtor: How to Choose the Right One 🏡
The right Greenville SC realtor is a licensed agent who knows the local neighborhoods, answers the phone, explains every document before you sign it, and can show you how they’ve handled deals like yours. Check their license, read their reviews, ask direct questions, and pay attention to how they treat you in the first conversation. That first conversation tells you a lot.
I’m Chris Horrell with The Horrell Team at Keller Williams Greenville Upstate. Below is the same advice I’d give a friend or family member who asked me how to pick an agent, even if they never hire me.
What Should You Look for in a Greenville SC Realtor?
Look for four things: an active South Carolina license, real knowledge of the part of the Upstate you want, clear and quick communication, and a track record you can check. A good agent explains the process plainly, tells you the truth even when it isn’t what you hoped, and works for your interests from the first showing to the closing table.
Here’s what that looks like day to day:
- Communication. You should know how they prefer to talk (call, text, email) and how fast they usually respond. Ask them.
- Honesty about price. A good agent shows you the comparable sales and explains them. They don’t just tell you what you want to hear.
- Negotiation. Most of the money in a deal is made or lost after the offer is accepted, during inspection and repair talks. Ask how they handle that stage.
- A trusted network. Lenders, inspectors, closing attorneys, and pest control companies. I keep a list of the trusted partners I work with, and you’re always free to choose your own.
How Do You Check a Realtor’s License in South Carolina?
Use the South Carolina Real Estate Commission’s free online licensee lookup, run by the SC Department of Labor, Licensing and Regulation (LLR). Search the agent’s name and you’ll see their license type and status. It takes about a minute, and every buyer and seller should do it before signing anything with an agent.
You can find the lookup on the SC Real Estate Commission page at LLR. While you’re checking, look at the agent’s brokerage too. Every licensed agent in South Carolina works under a brokerage. Mine is Keller Williams Greenville Upstate.
After the license, look at reviews. Read the full reviews, not just the star rating. You want to see the same things mentioned over and over: they called back, they explained things, they were straight with people. You can read what my clients have said and decide for yourself.
What Is a Buyer Agreement, and Why Do You Sign One First?
A written buyer agreement is a contract between you and your agent that spells out what they’ll do for you and how they’ll be paid. Since August 17, 2024, under the National Association of REALTORS® settlement rules, agents who are REALTORS® need a signed written agreement with you before touring a home together, in person or virtually.
According to NAR’s consumer guide, the compensation in that agreement has to be clearly stated (a flat fee, a percentage, or $0) and can’t be open-ended. It’s also negotiable. It is not set by law.
My advice: read it before you sign it, and ask your agent to walk you through it line by line. If someone rushes you past that part, take note. A good agent wants you to understand exactly what you’re agreeing to.
What Questions Should You Ask Before Hiring an Agent?
Ask how long they’ve worked in Greenville real estate, which areas they know best, how they’ll communicate with you, what their negotiation approach is, and for examples of recent deals like yours. Then ask who else you’ll be dealing with. On a team, you may work with more than one person, and you should know that up front.
- How long have you worked in Greenville real estate?
- Which towns and neighborhoods do you know best?
- What’s your negotiation strategy when there are multiple offers?
- Can you share examples of recent transactions like mine?
- How do you handle inspection repairs and appraisal problems?
- Who will I actually be talking to day to day?
Buying? Your agent should also help you get your financing lined up first. Here’s the difference between pre-approval vs. pre-qualification, and what private mortgage insurance means for your monthly payment. Selling? Ask how they’ll price and prepare your home. I break down my approach in how to sell your home for top dollar.
Why Does Local Knowledge Matter So Much in Greenville?
Because the Upstate isn’t one market. Prices, commutes, lot sizes, and HOA rules change from Five Forks to Simpsonville to Travelers Rest to Greer. An agent who knows the area can tell you which roads back up at rush hour, which neighborhoods are still building, and what’s coming down the road before it shows up in the listing.
Every community has its own feel. Some folks want to walk to dinner. Others want an acre and quiet. A good agent asks enough questions to figure out which one you are before you spend weekends touring the wrong homes. Even better, come see it in person. I put together a plan for an Upstate scouting trip so you can drive the areas before you commit.
👮 Chris’s Take: Why Local Roots Matter to Me
I was born and raised in Greenville. I left for a while, and I came back, because this is home. Before real estate I spent my career in public service. I retired as a Greenville County Sheriff’s Deputy, and I also served as a Spartanburg County Lake Warden.
Those years put me on the back roads, the lakes, and in neighborhoods all over the Upstate. I learned how each area works, not just how it looks on a map. I got my real estate license in 2020, and I lean on that background every day: I’m direct, I show up, and I tell people the truth.
There are a lot of good agents in Greenville. My goal isn’t to tell you who to hire. It’s to help you ask the right questions so you end up with someone you trust. If that’s me, great. If you want to hear more about how I work, this video with client reviews and testimonials is a good place to start.
❓ Frequently Asked Questions
How do I find a good realtor in Greenville, SC?
Ask people you trust for referrals, read full reviews, and check the agent’s license with the SC Real Estate Commission’s licensee lookup. Then interview two or three agents. Pay attention to how well they listen and how clearly they explain things.
Do I have to sign an agreement with a buyer’s agent in South Carolina?
If the agent is a REALTOR®, yes. Since August 17, 2024, NAR rules require a written buyer agreement before touring a home together. The agreement must state the compensation clearly, and the terms are negotiable.
Is a realtor the same as a real estate agent?
Not exactly. A real estate agent holds a state license. A REALTOR® is a licensed agent who is also a member of the National Association of REALTORS® and agrees to follow its Code of Ethics.
Should I use the listing agent to buy a house?
The listing agent’s job is to represent the seller. Many buyers prefer their own agent so someone is focused only on their interests during price and repair negotiations. Ask any agent how they handle that situation before you decide.
What does a realtor do after my offer is accepted?
They keep the deal on track: scheduling the inspection, negotiating repairs, working with your lender and the closing attorney, watching deadlines, and walking you through the final paperwork. This is where a good agent earns their keep.
