Living near the Swamp Rabbit Trail in Greenville SC costs less than most people expect. New townhomes at Marion Square and Magnolia Trail have recently started in the $230s, Grayson Point and The Refuge cover the middle, and Velo’s gated trail-front homes run from the high $700s to the mid $800s, all along a 32-mile and growing trail network.

What’s New on the Swamp Rabbit Trail in 2026?
The biggest changes are the new Gold Line in Travelers Rest, a revised plan to connect Greenville’s North Main neighborhood, and safety upgrades around Unity Park. The Gold Line opened in December 2025 and adds about 2 miles of paved path linking neighborhoods, Travelers Rest High School and the YMCA to the main trail.
Greenville County Parks, Recreation & Tourism describes the trail this way:
“This 32 mile and growing network offers fun, fitness and community transportation throughout Greenville County.”
Greenville County Parks, Recreation & Tourism (greenvillerec.com)
📍 Gold Line (Travelers Rest): About 2 miles, open since December 19, 2025 (Fox Carolina). It was a community-driven project. Local residents, Greenville County Rec and other groups came together to build it.
📍 Orange Line (North Main, Greenville): After community feedback, the city moved away from a new path through people’s front yards. The focus now is better sidewalks, new bike lanes and safer crossings, especially around Rutherford Road.
📍 Unity Park area: Better lighting, safer crossings and traffic calming. That matters because people now ride the trail to work, not just on weekends.
Where Can You Eat and Hang Out Along the Trail?
The trail’s best spots are local, family-owned places built to face the path. In Travelers Rest that means Tipsy Taco and Swampy Dog, the planned Exchange at Pinestone, and in Greenville the Swamp Rabbit Cafe & Grocery and the new Brooks’ Playground in Cleveland Park.
🌮 Tipsy Taco (Travelers Rest): One of my family’s favorites. Ride up, grab a table inside or out, and let the kids loose on the turf and yard games.
🐕 Swampy Dog: Instead of paving more parking, they built an outdoor gathering space. Grab a drink, sit in an Adirondack chair and let your dog run.
🏗️ The Exchange at Pinestone: Not open yet. The plan is a walkable hub of shops, restaurants and offices around a courtyard for events and live music, just off the trail.
☕ Swamp Rabbit Cafe & Grocery: Coffee shop, lunch spot, remote office and local market in one. They’ve added outdoor seating and bought the building next door for more grab-and-go space.
🛝 Brooks’ Playground, Cleveland Park: A donor-funded, all-inclusive playground with wheelchair-friendly surfaces, adaptive equipment and sensory-friendly features. The City of Greenville calls it “the first fully inclusive playground in the City limits.”
What Are the Most Affordable Homes Near the Swamp Rabbit Trail?
The best values near the trail are townhomes. Marion Square by DRB Homes and Magnolia Trail in Travelers Rest have both recently started in the $230s for about 1,500 square feet with 3 bedrooms and 2 baths. Magnolia Trail adds a garage and a walking path straight onto the trail.
Marion Square (Greenville): Low-maintenance townhomes a few minutes from downtown. Roughly 1,500 to 1,600 square feet, 3 bedrooms, 2 baths, open layouts, and lawn care is often included. A strong pick for first-time buyers.
Magnolia Trail (Travelers Rest): New Craftsman-style townhomes, about 1,500 square feet, 3 bedrooms, 2 baths and a garage, with a direct path to the trail.
“Owning new construction with direct trail access at this price point is pretty much unheard of at this point in Greenville County.”

Which Mid-Range Neighborhoods Are Close to the Trail?
For single-family homes with a modern feel, look at Grayson Point and The Refuge in Travelers Rest. Grayson Point sits near Furman University, where the trail passes some of its prettiest lake and mountain views. The Refuge, just down the road, offers design-forward contemporary homes that stand apart from the usual Craftsman builds.
Grayson Point: Classic TR outdoor feel, close to Furman and the scenic stretch of trail.
The Refuge: Modern homes that look nothing like the usual Craftsman builds around here. I currently have a home under construction there in the $800s for a client relocating to Greenville.
Is North Main Still Worth It?
Yes, if you want history. North Main’s tree-lined streets and character homes make it one of the most desirable areas in the city, and the Orange Line work will tie it more closely to the growing trail network.
What Is the Premium Trail Lifestyle Like at Velo?
Velo is a gated community of modern farmhouse homes across from Magnolia Trail with direct trail access. Homes generally run from the high $700s to the mid $800s for about 2,000 to 3,000 square feet. Instead of a pool, Velo built a bike clubhouse and workshop, and homes include dedicated bike storage.
🛡️ Why It Matters
I’m a retired Greenville County Sheriff’s Deputy, born and raised here. When I look at a neighborhood near the trail, I think about the same things I did in uniform: how you get in and out, how the crossings work, and where the lighting is. That’s why the Unity Park safety work and the Orange Line crossing plans matter to buyers, not just cyclists.
“It is an absolute artery here in our community, the path that actually connects everything from the heart of downtown Greenville all the way up here to Travelers Rest.”
