Right now the Upstate SC housing market is leaning toward balanced, with sellers holding a slight edge. As of September 2026, Greater Greenville had 4.4 months of supply and homes sold for 98.0% of list price, while Spartanburg had 4.6 months. Buyers have more choices and more time than a year ago.
I’m Chris Horrell, born and raised in Greenville. I get this question at almost every listing appointment and every buyer consultation. So here is what the latest REALTOR numbers actually say, and what I’d do with them if I were in your shoes.
Is the Upstate a Buyer’s or Seller’s Market in Fall 2026?
It’s close to the middle, and still a little on the seller’s side. Both Greenville and Spartanburg sit between 4 and 5 months of supply as of September 2026. A balanced market has traditionally meant 5 to 7 months. Inventory is up about 9% from last year, and homes are taking longer to sell.
That benchmark is the common rule of thumb REALTOR associations use: about 5 to 7 months of supply is balanced (a plain explanation of months of supply). Below that, sellers have the edge. Above it, buyers do.
We’re not there yet. But we’re a lot closer than we were a few years ago, when a good house in Greer or Simpsonville could go under contract before the sign was in the yard.
What Do the Greenville Numbers Say as of September 2026?
Prices are holding, but the pace has slowed. In the Greater Greenville Association of REALTORS MLS area, the September 2026 median sales price was $324,900, up 1.5% from a year earlier. Homes took 59 days to sell on average, five more than September 2025, and inventory climbed to 6,639 homes.
Here’s the full picture from the GGAR monthly market activity report (data current as of October 10, 2026):
📍 Median sales price: $324,900, up 1.5% from $319,964 in September 2025.
📍 Days on market: 59 days, up 9.3% from 54 days.
📍 Percent of list price received: 98.0%, nearly flat from 98.1%.
📍 Inventory: 6,639 homes for sale, up 9.2%.
📍 Months of supply: 4.4 months, up from 4.1 months.
📍 Closed sales: 1,547, down 2.2%. Pending sales fell 4.1%.
Zoom out to the full year and the story is steady. Year to date through September, closed sales are up 3.6%, and the median price is $320,125, basically even with 2025. What changed is time. Homes are averaging 58 days on market this year compared to 51 days last year.
What Do the Spartanburg Numbers Say as of September 2026?
Spartanburg is a touch softer than Greenville. The Spartanburg Association of REALTORS reported a September 2026 median sales price of $298,585, up 3.0% from a year earlier. But days on market jumped to 61 days from 48, closed sales fell 9.0%, and months of supply rose to 4.6 months.
From the Spartanburg Association of REALTORS monthly report (current as of October 10, 2026):
📍 Median sales price: $298,585, up 3.0% from $289,900.
📍 Days on market: 61 days, up 27.1% from 48 days.
📍 Percent of list price received: 97.9%, down from 98.2%.
📍 Inventory: 2,609 homes, up 9.7%.
📍 New listings: 940, up 9.7%. Pending sales held flat at 535.
One month can bounce around, so I also look at the year. Spartanburg’s year-to-date median is $290,000, down 1.2% from 2025. If you’re comparing the two counties on price, my breakdown of what your budget buys in Greenville vs Spartanburg goes deeper.
Why Are Homes Taking Longer to Sell?
Buyers have more to choose from, and they’re using that time. With inventory up roughly 9% in both markets and new construction going up across Greer, Simpsonville and other parts of the Upstate, buyers can compare before they commit. The houses that sit are usually the ones that need work or are priced off last spring’s comps.
“What changed isn’t Greenville, it’s the buyer. Three years ago, buyers were afraid that they would miss out. Today, they are afraid they will overpay.”

I see it on showings every week. A move-in ready house in a good spot still draws strong interest. The one down the street with worn carpet and a dated kitchen sits, even at a similar price. I wrote more on that split in why some homes win.
What Does This Mean for Buyers?
You have room to breathe. With homes averaging close to 60 days on market in both Greenville and Spartanburg as of September 2026, you can usually see a house twice, get your inspection, and negotiate repairs or closing costs. The best homes still move fast, so get pre-approved before you shop.
A few things I’m telling buyers this fall:
- Look at days on market for each house. A home that’s been listed 75 days is a different conversation than one listed last Thursday.
- Ask about seller credits toward closing costs or a rate buydown instead of only chasing a lower price.
- Don’t skip your own agent on new construction. The builder’s sales consultant works for the builder.
If you’re starting the search, my Greenville home buying page lays out how I work with buyers from pre-approval to closing.
What Does This Mean for Sellers?
You can still sell well, but you have to earn it. Sellers in Greater Greenville received 98.0% of list price in September 2026, so well-priced homes aren’t taking big cuts. The risk is pricing too high, sitting past 60 days, and then chasing the market down with reductions.
“Preparation always beats a price reduction later.”

Your competition isn’t just the house next door. It’s builder inventory with closing cost help, and every freshly updated listing a buyer scrolls past on a Saturday morning. Paint, decluttering and good photos aren’t extras right now. They’re the price of admission. See how I prepare and market a home on my selling with The Horrell Team page.
🛡️ Why It Matters
I spent years as a Greenville County Sheriff’s Deputy before real estate. On patrol you learn fast that the call coming in isn’t always what you find when you get there. Headlines work the same way. National reports might say prices are falling or the market is crashing, and neither is what the Upstate numbers show.
What the data shows is a market that’s catching its breath. Prices are steady. Homes take a few more weeks. Buyers are pickier. That’s healthier than the frenzy we had, and it rewards people who prepare. I’d rather you make a decision from the September report than from a headline written about Phoenix or Austin.
And even inside the Upstate, a neighborhood in Five Forks can behave very differently from one 15 minutes away in Taylors or Boiling Springs. That’s why I pull numbers for your specific area before we set a price or write an offer.
❓ Frequently Asked Questions
Is it a good time to buy a house in Greenville SC?
For many buyers, yes. As of September 2026, Greater Greenville had 4.4 months of supply and homes averaged 59 days on market, which gives buyers more time to compare and negotiate than they had a few years ago.
Are home prices dropping in Greenville SC?
Not according to the latest REALTOR data. The Greater Greenville median sales price was $324,900 in September 2026, up 1.5% from a year earlier, and the year-to-date median of $320,125 is essentially flat with 2025.
How long does it take to sell a house in the Upstate right now?
As of September 2026, homes averaged 59 days on market in the Greater Greenville MLS area and 61 days in Spartanburg. Both are longer than a year earlier, so sellers should plan for about two months, not two weekends.
Is Spartanburg a buyer’s market?
Not quite. Spartanburg had 4.6 months of supply in September 2026, which is still below the 5 to 7 months traditionally considered balanced. Closed sales fell 9.0% and days on market rose to 61, so buyers there have more negotiating room than they did last year.
What does months of supply mean in real estate?
Months of supply estimates how long it would take to sell every home currently listed at the current pace of sales. Under 5 months generally favors sellers, 5 to 7 months is considered balanced, and more than that favors buyers.
